Overview of the Missoula-Area Residential Real Estate Market Over the Past Year

I thought it might be beneficial to see an overview of the Missoula real estate market by giving some statistics over the last year, specific to certain areas of Missoula.  As the criteria for these numbers, I used residential properties that have sold in Missoula (not including out-lying areas) since May 1, 2010:

Downtown Missoula:
(Generally – North of the Clark Fork River, East of Reserve, West of East Missoula)
-23 properties sold in this time period.
-The average sales price was $170,130.
-The median sales price was $159,500.
-The average number of days on the market was 114.

North Missoula:
(Generally – North of Downtown, South of the Freeway)
-21 properties sold in this time period.
-The average sales price was $179,924.
-The median sales price was $175,000.
-The average number of days on the market was 128.

Central Missoula:
(Generally – North of Brooks, East of Reserve, West of Russell, South of the Clark Fork River)
-105 properties sold in this time period.
-The average sales price was $165,238.
-The median sales price was $168,900.
-The average number of days on the market was 99.

University Area:
(Generally – North of South Avenue, East of Higgins, South of the Clark Fork River)
-24 properties sold in this time period
-The average sales price was $334,158.
-The median sales price was $319,950.
-The average number of days on the market was 134.

Lewis & Clark / Russell:
(Generally – North of 39th Street/S.W. Higgins, East & South of Brooks, West of Higgins)
-38 properties sold in this time period.
-The average sales price was $222,798.
-The median sales price was $213,950.
-The average number of days on the market was 91.

Pattee Canyon / Farviews:
(Generally – East of Hilview, Southeast of S.W. Higgins)
-36 properties sold in this time period.
-The average sales price was $302,774.
-The median sales price was $284,750.
-The average number of days on the market was 120.

Rose Park / Slant Street:
(Generally – North of South Avenue, Southeast of Stephens Avenue, West of Higgins)
-26 properties sold in this time period.
-The average sales price was $217,213.
-The median sales price was $212,000.
-The average number of days on the market was 93.

McCormick Park Area:
(Generally – Northwest of Stephens Avenue, South of the Clark Fork River and East of Russell)
-25 properties sold in this time period.
-The average sales price was $233,512.
-The median sales price was $216,000.
-The average number of days on the market was 108.

Lower Rattlesnake:
(Generally – Rattlesnake Valley, South of Lolo Road)
-15 properties sold in this time period.
-The average sales price was $267,440.
-The median sales price was $257,000.
-The average number of days on the market was 143.

Upper Rattlesnake:
(Generally – Rattlesnake Valley, North of Lolo Road)
-36 properties sold in this time period.
-The average sales price was $324,628.
-The median sales price was $330,000.
-The average number of days on the market was 129.

East Missoula / Riverside:
(Generally – North of the Clark Fork River, East of Rattlesnake Valley, West of Bonner)
-28 properties sold in this time period.
-The average sales price was $228,176.
-The median sales price was $183,950.
-The average number of days on the market was 150.

Bonner / Turah / Clinton:
(Generally – East of East Missoula / Riverside, West of Rock Creek)
-18 properties sold in this time period.
-The average sales price was $159,856.
-The median sales price was $150,000.
-The average number of days on the market was 146.

Rock Creek:
(Generally – East of Clinton)
-1 property sold in this time period.
-The average and median sales price was $106,000.
-The number of days on the market was 490.

South Hills:
(Generally – East of S. Reserve Street, South of 39th Street, West of Hillview)
-110 properties sold in this time period.
-The average sales price was $205,486.
-The median sales price was $189,200.
-The average number of days on the market was 119.

Linda Vista:
(Generally – North of Linda Vista Blvd. West of S. Reserve Street, East of Bitterroot River, South of 39th St.)
-57 properties sold in this time period.
-The average sales price was $262,212.
-The median sales price was $257,000.
-The average number of days on the market was 126.

Upper Miller Creek:
(Generally – South of Linda Vista Blvd.)
-12 properties sold in this time period.
-The average sales price was $409,142.
-The median sales price was $328,500.
-The average number of days on the market was 135.

Target Range / Orchard Homes:
(Generally – North of the Bitterroot River & Brooks, East of O’Brien Creek, South of Clark Fork River, West of Reserve St.)
-31 properties sold in this time period.
-The average sales price was $237,844.
-The median sales price was $233,500.
-The average number of days on the market was 128.

Big Flat:
(Generally – West of O’Brien Creek & Kona Ranch Road, South of Clark Fork River)
-14 properties sold in this time period.
-The average sales price was $426,167.
-The median sales price was $413,500.
-The average number of days on the market was 167.

Blue Mountain:
(Generally – South of Bitterroot River, W of Highway 93 S., North of Lolo)
-1 property sold in this time period.
-The average and median sales price was $270,000.
-The number of days on the market was 194.

Mullan Road West:
(Generally – North of Clark Fork River, East of Kona Ranch Road & Deschamps Lane, South of Broadway, West of Reserve)
-117 properties sold in this time period.
-The average sales price was $220,274.
-The median sales price was $210,000.
-The average number of days on the market was 151.

Expressway:
(Generally – North of Broadway, East of Kona Ranch Road & Deschamps Lane, South of Interstate, West of Reserve)
-38 properties sold in this time period.
-The average sales price was $174,590.
-The median sales price was $169,250.
-The average number of days on the market was 139.

Grant Creek:
(Generally – North of Interstate, East of the Wye Area, West of Rattlesnake Area)
-18 properties sold in this time period.
-The average sales price was $262,667.
-The median sales price was $269,950.
-The average number of days on the market was 208.
